Once a month, flush drains with hot water and pay attention to how everything is draining. Residential drain cleaning on a schedule is the single most effective way to avoid emergencies.

Homes with mature trees over the line, or older cast iron, benefit from a periodic camera inspection to catch root intrusion or deterioration while it is still cheap to manage.

When to skip the calendar and just call

Maintenance is prevention, not a substitute for addressing real symptoms. If multiple drains are slow, a toilet gurgles when you run water elsewhere, you smell sewage, or the same drain clogs repeatedly, do not wait for the next scheduled task. Those are signs of a main-line or structural problem that needs attention now.

Maintenance myths that waste your money

Not every “maintenance” habit helps, and some cost you for nothing. Monthly chemical drain cleaner is the big one — it rarely prevents a real clog, it can accelerate corrosion in old cast iron, and it creates a hazard for anyone who later opens the line.

Enzyme and bacterial additives have a narrow, modest role at best and are no substitute for keeping grease and wipes out of the line in the first place. The maintenance that actually pays off is boring: hair catchers, cool water after grease-heavy cooking, and periodic jetting on lines with a known history. Save your money for the stuff that works.
